Almost all of the major medical care available in Hawaii is located in the core of Honolulu. Not only is there a great deal available in Honolulu’s center, but I am told that we have very good health care (thankfully, I haven’t had to personally discover how good it is).
If you need significant health care in Hawaii, you will probably come to Honolulu for that care. What does this mean to Honolulu real estate?
Well, we have all heard about the legendary buying power of the baby boomer generation. As boomers age, they will need more health care. Oahu offers its residents a lovely environment, entertainment and a metropolitan life style in an unmatched climate. Add to this the availability of great health care and I believe that Honolulu will be much more desirable to those who have this need. What about the outside islands as compared to Oahu?
In my mind, there is no question that the neighbor islands offer a much more “Hawaiian” experience than Oahu. But if you need complicated or emergency medical treatment available only on Oahu, then the hours necessary to fly here could literally cost you your life. I have spoken with many neighbor island residents that own an apartment in Honolulu. They maintain it in the event that they will need to come to Honolulu for medical care.
As Hawaii and the rest of the United States ages, then I expect demand for residences in core Honolulu to grow. As I have said before, demand has never been met in Honolulu real estate. The additional pressure from seniors is another source of demand that may put mid to long term pressure on real estate values.
