We are less than a week away from Thanksgiving and here are a few things you can expect the market to do between now and Christmas.
1. Fewer buyers will be in the market and the sheer numbers of showing will drop.
2. Though there are fewer buyers in the market, there will be some very serious players on the prowl. These buyers are less worried about the price they pay and are more concerned with getting a home or condo. They generally fall into two categories.
a. Buyers that have to close by the end of the year.
b. Buyers transferring to Honolulu after the first of the year. These buyers will come into town for about a week and they are here to buy a home. It is important that they buy, since their household will be showing up somewhere between the end of January and mid-February and they need somewhere to establish a home.
3. Many sellers will take their properties off of the market. They don’t want to be bothered with showings or they believe it is a bad time to sell. In any case, there will be fewer homes from which to choose.
4. Here are a few good reasons to attempt a sale in the holiday season.
a. As referenced above there will be less competition.
b. There are fewer showings, but there are some very serious buyers in the market.
c. Due to holiday decorations, most homes show their best and this helps sellers get more money.
d. Should your home remain on the market after the New Year, you are in a perfect position to take advantage of one of the better times of the year to sell. Since 1992, I have seen the market pick up dramatically from the first of the year through the end of February every single year. By being available on January 1st, you are in a position to take advantage of the terrific increase in buyers getting into the market.

This is a pretty cool article for those trying to get their home sold. In most places November is a pretty slow month, but are there more sellers in Hawaii right now like here in the states?
