Honolulu Population Growth

According to the Census Bureau, Honolulu’s population grew from 900,525 to 905,034 people from July of 2007 to the same in 2008.  Though it is a small amount of growth, it sure beats the shrinkage I hear some other states are experiencing.

Looks Like A Tear Down, But Look Again!

This rough beauty can be found in Kaimuki.  At first it looks like it might be too late to save, but a closer look shows that it is worth investing the time and effort to bring her back from the brink.  Here the details that caught my eye.

•The stone work in the foundation and stairs leading to the front porch
•The siding miter joints at the corners
•Circular attic vents

Here is what a new owner should expect to do in a remodel.

•Change plumbing pipes, as they are probably the original galvanized steel
•Electrical box and wiring.  Expect knob and tube wiring and a substandard 60-watt electrical fuse box
•All of the windows should be changed from jalousies to the original double hung models
•Painting inside and out
•Resurfacing of wood floors
•Replacing of other floors
•Repair of termite damaged wood
•Possible shoring up of foundation footings

Feds Move May Be Good For Honolulu Real Estate

You may have heard that the Federal Reserve has put a plan in motion to buy 1.2 trillion dollars of long-term government bonds (that would be $1,200,000,000,000?).  The Wall Street Journal has an article outlining many of the issues.

“Clearly it’s great news for homeowners looking to refinance, and for homebuyers seeking new loans. The Fed’s announcement has pushed down long-term interest rates, and that in turn has driven down mortgage rates. Rates on thirty-year fixed loans have dropped as low as 4.5% following the news. That’s a bargain by historic standards. Get ‘em while you can.”

Downtown Honolulu Condo 2 Bedrooms & 2 Baths

This unit is located in the preferred tower of the Harbor Square Condominium development near the corner Richards and Queen Streets.  The common areas exude a quiet elegance that is not often found in today’s newer condominium projects.  The maintenance fee includes your water, hot water, electricity, basic cable and central air conditioning (the prevailing winds should minimize the necessity for A/C).  Another thing that makes this building so appealing is the fact that it is a 5 to 10 minute walk from all of the business that goes on in downtown Honolulu.  By living here you can eliminate your commute and get more sleep or have time to stroll to the gym.

Honolulu Rental Rates Drop

If you are a landlord, you may want to read this article about rental rates in Honolulu.

“The 6.8 percent drop follows three years of roughly flat rental rates that occurred while the local housing market remained relatively stable after a five-year boom in which average monthly rental rates soared by almost $900 from 2000 to 2005.”
