The Answers

If you read yesterday’s post, I committed to provide my answers to the questions you should ask the Honolulu real estate brokers you may consider hiring to sell your home.  The questions and my answers follow.

1.  How long have you been in real estate sales?
I started selling real estate in 1983, so as of this writing, I have be in full-time real estate sales for approximately 26 years.
2.  Are you full-time?
Yes.
3.  Do you have an agent or brokers license?
I have had a brokers license since 1995.  The first license you get to sell real estate is an agents license.  An agent can work for a broker, but cannot hire other agents.  A broker can open their own company and hire other agents to work for them.  A brokers license requires a minimum number of years as an agent.
4.  Have you ever been sued, mediated, arbitrated or found guilty of an ethical violation by your local Board of Realtors?
No.
5.  Explain your thoughts on representing a seller’s interests?

With regard to my listings, I represent the seller.  This means I have an obligation to protect my clients’ interest.  I do my best to disclose all of the perceived options and help my principles to come to the decision that best suits their needs.  The only time this could change is if a buyer/client of my firm decides to buy one of our listings.  In this case, if all parties agree, I would then become a dual agent and my duty to the seller would be limited.  All dual agencies are disclosed and are subject to the agreement of both the seller and buyer.  If a seller is uncomfortable with a dual agency, then the buyer will be referred to another firm and I will represent only the seller.
6.  Can you provide me 2 or 3 past clients that would be willing to speak with me regarding you and your service?
Yes.  Just let me know prior to our meeting and I will email you their contact information.
7.  Can you provide me the names of 2 or 3 brokers at other firms that would be willing to talk to me about you reputation in the brokerage community?
Yes. Just let me know prior to our meeting and I will email you their contact information.
8.  Who do you target with your marketing efforts?
The real estate brokerage community (85% of the sales on Oahu involve a broker from another real estate firm) and qualified buyers.
9.  What is your ranking for an organic google search for Honolulu real estate?
As if this writing, honolulurealestateviews.com is on page 1 of google.

Once you get these answers, you will have a better understanding of the experience and track record of your potential agent.  You can now focus on pricing and getting your property sold.
