Buying REO’s & Bank Addenda
June 30th, 2010 categories: For Buyers, Negotiating Contracts, Video For Buyers
After a buyer makes an initial written offer on an REO much of the negotiation process is handled via email or verbally. Once a price is agreed upon then the REO Company will issue their particular form of many-paged addendum. If at all possible, try to get it in advance because they can hold surprises. Today’s video blog discusses how to plan for this process.

How To Pick Your Next Realtor
June 2nd, 2010 categories: Video For Buyers, Video For Sellers
In past blogs, I’ve discussed different ways to select the right real estate agent to represent you in the sale or purchase of a Honolulu home or condo. I’m in the process of reading Stephen M. R. Covey’s book “The Speed of Trust” and it has shed new light on a simple and effective way to choose the broker that is going to work best for you and your needs.

AA or Avoiding Annoyance
June 1st, 2010 categories: Video For Buyers, Video For Sellers
The vast majority of real estate purchase contracts in Honolulu call for a seller to have the home or condominium cleaned prior to delivering the property to the buyer (Purchase Contract paragraph C-57). Believe it or not, this seemingly minor detail can create more than a few problems. Today’s video blog talks about a way to avoid these problems.

Waikiki Condo Offers Location, Privacy & Value
May 25th, 2010 categories: For Buyers, Video For Buyers
The Parkview Condominium in Waikiki is one of the areas best kept secrets. It is located at the end of the small and exclusive feeling Makee Street, which means there is almost no traffic immediately in front of the building. Combine this block away from Waikiki location with the luxury of only 4 units per floor, and it is understandable why the picky buyer would like this nest. Two lanais off of the open and large living room provide excellent natural lighting, views and cross breezes. I can’t call it a 3-bedroom condo, but the very functional den provides additional space for an office, family room or let your imagination run wild. All in all, this is a very special home in a terrific well-positioned Honolulu condominium.

Full Bathrooms: 2
Square Footage: 1,102 including the lanais

Why I Sell Real Estate
May 19th, 2010 categories: Rants & Riffs, Video For Buyers, Video For Sellers
I started selling real estate in Orang County, CA in 1983 and have been selling it here in Honolulu since 1991. When I began in the business, I had certain assumptions and reasons for wanting to succeed in the business. After all of these years, my reasoning has shifted and I really like helping people buy and/or sell homes and condos.
