Dropping Inventories Good For Real Estate?

The Honolulu Advertiser reported “Wholesalers cut their inventories in February by the steepest amount in more than 17 years”. This has to be good for the economy and as the economy improves the Honolulu real estate market should follow.
“The sixth straight monthly drop in wholesale inventories also can be viewed as positive in the long-term because once stockpiles have been adjusted for the economic slowdown, businesses may be able to increase orders for new goods. But in the short run, the reductions will lead to fewer orders and less production.”

Call me an optimist, but it makes sense to me that as inventory drops manufacturers will need to build more stuff. In order to build more stuff, they will have to hire more people. As jobs are created and more stuff is built, then the economy should shift? Let’s all work toward making this happen.

Honolulu Population Growth

According to the Census Bureau, Honolulu’s population grew from 900,525 to 905,034 people from July of 2007 to the same in 2008. Though it is a small amount of growth, it sure beats the shrinkage I hear some other states are experiencing.

Honolulu From The Maunalani Heights Trail

This view can be found if your are willing to work and sweat. Just drive to the top of Sierra Drive and go to the back of Maunalani Circle. Bring a bottle of water and plan on hiking along the ridge for about an hour. Diamond Head can be seen on the left, Palolo is at your feet and Waikiki is along the shore. One of the great things about Honolulu is that there are similar hikes at the top of most ridges and they are on 10 to 20 minutes from the core of Honolulu.

Things Honolulu Sellers Need To Hear

One of the keys to getting the buyer the property at the price the wanted it at, was a cover letter that outlined some of the realities the sellers face in this market. When The Best House Might Not Be The Best Investment

With the upheaval in the Oahu real estate values, buying the best house might not be the best investment. Below are two fact sheets for homes that are priced just under $700,000. The Ocean Pointe home is 2,894 square feet, double wall construction and was built in 2007. It is a very nice house and it is priced at $698,000. The second home is located in Manoa on Sea View Avenue (about two blocks from the University of Hawaii); it is 1,900 square feet, built in 1980 and is priced at $685,000.

At first blush, one would assume that the Ocean Point home is the better buy. It is newer, larger and in a planned community. However, over the next 2 to 3 years, I would not be surprised to see its market value drop dramatically! Here’s why. Read the rest of this entry »

Star Wars In Honolulu?

Maybe it’s just me, but Matson’s cranes at Honolulu Harbor remind me of something one might have seen in a “Star Wars” movie. Perhaps my son has built too many of the “Star Wars” Lego kits! Think about this…just about every product to come to Oahu has had to be lifted by these mammoths.
